This item was filled under [ Bathroom, Remodelling ]

Here it is. Organization, that’s the key. I know it sounds simple, but only by remodeling numerous bathrooms do you begin to realize how smooth things can go by being organized. Here are the basic steps you will follow in order to achieve those results.

1. Shopping. Discuss with your bathroom contractor what exactly it is, that you want. He will purchase all items necessary for the job and store them in an area, either in the house or garage. He has just saved time, because he won’t have to run to the store in the middle of a job.

2. Demo. Your Contractor can now begin to remove all old bathroom fixtures. He will proceed to take out the old walls and ceramic tile. Needless to say, he has protected your house from dust. A plastic sheet placed over the bathroom door should prove adequate. Also if you have a ventilation fan, he will turn that on as well.

3. Other Bathroom. By now you can see how nice it would be if the owner had another bathroom. If not, no problem. Many homeowners wont mind the remodeling job at all, provided you don’t disconnect the toilet until you are about to finish.

Design Then Build Remodeling Niche

This item was filled under [ Remodelling ]

A Design-Then-Build firm is a company that offers one-stop shopping, in that it can lead the client from initial concept to the final product. You will help the client evaluate and plan the project before building, and provide them with a road map, that will lead them from the initial concept all the way to the end of the project.

In general, this type of contractor will do larger jobs that require some form of design. Kitchens, baths, master suites, home theaters, basements, attics, additions and whole house renovations make up the lion’s share of this niche. DTB can be a highly profitable niche, in that you can reap the profits from the design, product selection and consultation, material purchases, and building the actual project. When a client hires you to design the project, you are virtually assured of getting the job because they have already invested time and money in you.

(I keep the contracts for design and building separate.) You will also maintain control over the whole job, which I believe to be of utmost importance. In addition to what I spoke about in the General Remodelers article, here are some of the services that you may offer your clients if you are a design-then-build company.

Development of the project concept – During this phase you will gather all of the client’s ideas, pictures and sketches and begin to formulate the conceptual drawings. You first need to listen to the customer’s dreams and ideas, see if the basic project is feasible, and then, without going any further, throw out a rough estimate for the project.

It is more likely that if you are staying in a house for twenty years, this is probably the house you are going to retire in and will become the drop off point for your kids to have you babysit your grandkids, without being paid off course. And you would want these kids to be safe in your home. So here are some things you can do with your twenty year old home:

- Make sure electrical and plumbing fittings are in good shape. This is very important for safety issues more importantly. Get a contractor or a plumber and electrician to look at the house. Some of these things may not be found right away and they may have to inspect the basement, ceiling or attic to see some of the fittings. They may also check for traces of vermin like rats or termites so make sure that you are there to see what they are looking at. Better to be safe than to be sorry. If there are any repairs to be done, them do an estimate and check for the labor and materials cost and days allotted for the repairs to be done. Perhaps get a second quote, using the specifics of the first quotation. Make sure that the work is done on time. Final payment for the work which is 10% retention shall be paid only when you inspect the work done, are happy with the job and sign off.
